Assets versus nothing. When buying a condo think assets; when renting apartment think nothing. I can go into a bank and have an asset If I need a loan or I need to liquidate for cash money in the future if need be I have collateral. But if I rent an apartment I can’t walk into a bank I have no collateral at all. If I rent an apartment lose a job I have no place to stay. But if I keep a job buy a condo I have a place always to stay never on the street. When you get an apartment nothing’s ever concrete no assets. but when you got a condo your concrete your living assets builds up. Okay apartment vs. Condo there’s no maintenance there’s no taxes but there is also no assets. Condo a great profolio builder, a great inheritance to children, a place to stay, always knowing what comes out of your salary every month. yes it might be maintenance and taxes but you’re building your future. Always think assets versus nothing, portfolio builder or someone else’s portfolio builder!

Of course you should balance this as well. If simply letting the tenant move in one or two days early makes the process easier for all parties why pro-date?
I’ve done this many times as it sets a great start to the relationship.
At the same time when I’ve had people need in two weeks early I’ve charged for the additional time, but there can be a balance in the middle!
